1. Contact Katherine to discuss your needs, the market conditions and initiate a property search.



2. Contact a preferred lender to determine your "purchasing power" and to get pre-qualified.



3. Make sure that you have representation. Enter into a Buyer Agency Agreement with RE/MAX Crossroads/Katherine Charapich.



4. Katherine will review the meaning of Designated Agency and Disclosed Dual Agency with you.



5. Katherine will set up a tour of properties that meet your parameters.



6. Based on the tour and your feedback, Katherine will continue to conduct an effective search for properties on your behalf.



7. Once you identify a property, Katherine will help you write an offer. When writing an offer consider (but, not limited too) the following:
   a. Purchase Price
   b. Settlement Date
   c. Settlement Agent
   d. Good Faith Deposit
   e. Soil and/or Feasibility Study
   f. Home Inspection Contingency
   g. Radon Contingency
   h. Lead Based Paint Contingency
   i. Home Sale Contingency
   j. Coinciding Settlement
   
   
8. Katherine will deliver the offer to the Listing Agent.



9. There may be negotiations that take place during this period.



10. Upon ratification of a contract, Katherine will guide you in the satisfaction of all of the contingencies.



11. Katherine will forward a copy of the contract to your lender and settlement agent.



12. Katherine will be with you at settlement. Upon recordation and disbursement of funds, you will receive keys to the property.
